Whilst there is no legal requirement for you to have a damp or timber survey to sell your house, you may be called upon to provide one as a result of a structural survey of your property.

Pre-Purchase Surveys

Some sellers have the survey done to be ahead of the game and to rule out any potential problem which could result in a re-negotiation of the price.

The survey results passed from you to your buyer could avoid them wishing to withdraw from sale. You could have the work done or your buyer could dependant on the urgency of the move.

Pre-Purchase Home Reports

When purchasing your new home, damp and timber defects may be found during your home buying survey.

If damp and timber defects are found, your homebuyer surveyor will recommend that you instruct a registered Property Care Association (PCA) member to carry out a damp and timber survey, in order to find out how bad the problem really is.

It is important to get advice from a professional C.S.R.T. qualified surveyor who will provide a report and quotation if necessary remedial works are required, Assured Preservations are C.S.R.T. qualified to carry out a specialist Damp and Timber Survey.

As a new purchaser, you may decide to have your house surveyed for damp to give you that peace of mind, this can be essential if your family has any medical conditions such as asthma, allergies or repiratory problems.


User anonymity and personal information

Log files are maintained and analysed of all requests for files on this website's web servers. Log files do not capture personal information but do capture the user's IP address, which is automatically recognised by our web servers. Aggregated analysis of these log files is used to monitor website usage. These analyses may be made to available to Assured Preservations staff to allow them to measure, for example, overall popularity of the site and typical user paths through the site.

Except as stated already, Assured Preservations will make no attempt to identify individual users. You should be aware, however, that access to web pages will generally create log entries in the systems of your ISP or network service provider. These entities may be in a position to identify the client computer equipment used to access a page. Such monitoring would be done by the provider of network services and is beyond the responsibility or control of InterAct.

Assured Preservations will make no attempt to track or identify individual users, except where there is a reasonable suspicion that unauthorised access to systems is being attempted. In the case of all users, Assured Preservations reserves the right to attempt to identify and track any individual who is reasonably suspected of trying to gain unauthorised access to computer systems or resources operating as part of Assured Preservations web services.

As a condition of use of this site, all users must give permission for Assured Preservations to use its access logs to attempt to track users who are reasonably suspected of gaining, or attempting to gain, unauthorised access.

All log file information collected by Assured Preservations is kept secure and no access to raw log files is given to any third party.

Wet Rot Decay

Wet rot attacks wood in damp conditions and where timber is in contact with damp masonry. Wet rot decay is often found in suspended timber floors and skirting boards in contact with damp masonry. Timber lintels supporting masonry over windows and door openings can also be affected where penetrating damp has occurred.

There are many species of wet rot, the most common being coniophora puteana and fibroporia vallanti.

The Assured Preservations surveyor will carry out an inspection, assess the full extent of the wet rot and provide recommendations and solutions to remedy the attack. Chemical treatment is often not required.


Woodworm Infestation

Woodworm is a description applied to all wood-boring insects. There are many different types of insect that attack timber in Britain.

The life cycle begins with the female beetle laying her eggs in cracks to the surface of the timber. When the eggs hatch, the beetle begins to tunnel into the timber. After several weeks the adult beetle will emerge from the timber, having caused internal damage, and begin the mating process, where the life cycle starts again.

The Assured Preservations surveyor will determine the extent of the woodworm infestation and indicate whether the infestation is active or historic.

If the infestation is found to be active, recommendations for chemical treatment will be provided. Structurally weakened timbers should be replaced prior to treatment; recommendations for this will be indicated in the surveyor’s report.


Dry Rot Decay

Dry rot is the most serious type of timber decay. It can spread rapidly through masonry from an initial outbreak attacking surrounding timbers. Dry rot has a distinctive mushroom smell. Dry rot mycelium strands are often found growing across masonry. Fruiting bodies appear, which produce spores in the form of a reddish dust; this can be found on surfaces throughout the building.

Dry rot mainly affects older properties due to floor joists, wall plates and timber lintels being in contact with or built into masonry which has become damp.

Determining the full extent of an outbreak may require exposure works, involving stripping wall plaster and removing areas of ceiling plaster.

Assured Preservations’ surveyor will carry out an inspection and assess the extent of the dry rot outbreak, and recommend exposure works if necessary. We will then provide a report indicating the moisture source and recommended remedial works.
